Who I am

Steele Kruzel is a licensed real estate agent with Indiana Ford Realty in Indianapolis, IN and a BRRRR investor. BRRRR means Buy, Rehab, Rent, Refinance, Repeat.

I buy, rehab, rent and refinance single-family and small multifamily properties in the smaller towns north of Indianapolis. I became an agent to help other investors do the same, using what I learned doing it with my own money.

Questions I get a lot

What is BRRRR?

BRRRR stands for Buy, Rehab, Rent, Refinance, Repeat. You buy a property below market value, fix it up, rent it out, refinance to pull your cash back out, and use that cash to do it again.

What if my appraisal comes in low?

Don't just accept it. You can ask the lender for a reconsideration of value and back it up with better comparable sales. On my Fortville BRRRR the appraisal came in at $200K and went up to $238K after I pushed back. Results vary on every deal, but it's worth fighting for.

Do you only work with investors?

No. I work with first-time home buyers and anyone looking to buy or sell a home in Central Indiana.

Can a first-time buyer get a deal below list price?

Every deal is different, but I always push for your best price. I got $50k off list price for my buyer client.

What is house hacking?

House hacking means buying a home, living in part of it, and renting out the rest so your tenants help pay your mortgage. A duplex, triplex or fourplex is the classic example.
